Check-In/Out Times ⏰ Check-in: 4pm | Check-out: 10am Early check-in or late check-out? Just ask! (Fees apply.) Late check-outs without approval will result in additional charges: check-out time is exceeded = $50. Exceeded >1 hour = $250 (and booking will not be extended). 2. Check-Out To-Do List Before you go: 👀 Check for your belongings 🪑 Return furniture to its original spot 🍽️ Start the dishwasher 🗑️ Bring out the trash 🛏️ Don’t strip beds - we've got it! 🧴 Used towels in the shower 💡 Turn off lights, A/C, appliances, thermostats 🔒 Lock doors and exit via front door and lock smart lock 3. Lost & Found Left something behind? We’re happy to help! A $50 retrieval fee + shipping applies. 4. Who’s Staying? The person booking must be part of the guest party. For your safety (and our legal sanity). Carries a $500 Township fine. 11. Kids Welcome! 👶 Keep an eye on the little ones, especially with the hot tub, fire pit, and outdoors. 12. Internet & Cell Signal 📶 Solid signal, fast Wi-Fi. Use it legally — misuse may cancel your stay + legal citations. 13. Damages Accidents happen — just let us know ASAP! Guests cover any damages or missing items. 14. Pets 🐾 One dog under 25lbs welcome with pet fee. No cats, sorry! Unapproved pets = $120 fine + possible cancellation. 15. Cleaning & Linens 🧺 No daily housekeeping, but we’ve got you covered with fresh linens and towels. Please don’t take them off property. 16. Hot Tub Rules 🛁 Hot tub is professionally cleaned & serviced weekly (Tuesdays). Review safety rules in the guestbook before soaking! No glass, no bath bombs, and always replace cover after use. Not following rules can cause cleaning/damage fees up to $500. 17. Fire Pit & BBQ 🔥 Use responsibly, never leave unattended, and check for local fire bans. 18. Egg Chairs 🥚 1 person at a time, 200lb max. No swinging contests, please! 19. No Shoes Inside 👟 Help us keep things clean and cozy by removing shoes indoors. 20. No Eating in Bed or on the Sofas 🍽️ Keep the crumbs in the kitchen — your future self (and our cleaners) will thank you. This was honestly one of the most wonderful Airbnb experiences we’ve ever had! We truly enjoyed our stay at this place. It was spotless, everything was so easy to find thanks to all the labels, and you’ll never get bored because there are so many fun things to do at this place! The hosts, Franc & Ivy, went above and beyond to make us feel right at home. They even left us a sweet welcome note! The decorations and cozy little touches made the space feel warm and inviting, adding to its beauty. We would happily stay here again, definitely a 5/5! Just a heads up, if you decide to book this place, having some bug spray might come in handy, especially when you’re outdoors. The hosts did give us a fly swatter, which was very useful, and aside from that, we had no complaints at all. I would definitely recommend staying at this place.

My husband and I stayed at the house with our daughters (1&3) and took a day trip to Great Wolf Lodge. The house was beautiful, so clean, and had labels on everything so you never have to search around for items. They had a pack and play and highchair we were able to use for our baby which was so convenient! The game room was so fun and my 3 year old had a lot of fun pretending she knew how to play Mariokart. It was a quick drive to great wolf lodge, convenient location and we saw some cute deer each morning from the window which my daughters loved. Overall great experience and would absolutely come back!

Beautiful place! From the moment you walk in and see all the cute details you can tell they put their heart into hosting. Franc and Ivy were quick to respond and always attentive. Wow where to begin ! Franc and ivy’s home was so beautiful, it was breathtaking. Everything was so clean and had so many beautiful touches ! We are still reminiscing on how good we slept and were able to relax on those huge comfortable beds ! ( we must know where you guys bought the sheets, pillows, comforter even the bed itself 😂..everything ! ) we are new parents so it was a must to have a comfortable bed to sleep in and it exceeded our expectations. Anything you think you’ll need they have ready to use at their lovely home. It’s so peaceful and perfect for a relaxing getaway ❤️ We will definitely be coming back ! Thank you guys for everything!

Palomino Ranch was the perfect getaway for me and my family! Franc & Ivy were very communicative the whole time and they made sure that everything was just right. We had such a wonderful stay — exactly what we needed to escape the city and unwind. The space was clean, cozy, and so well thought out, with every little detail taken care of. You can tell Franc and Ivy put a lot of care into making the cabin feel welcoming and comfortable. One of the highlights was the handwritten note they left congratulating us on our anniversary — such a kind and personal touch! We had an incredible stay! The hosts truly went above and beyond to make sure we were comfortable and cared for. From clear labels on everything to QR codes explaining how the electronics work, every detail was thoughtful and guest-friendly. The space was bright, immaculately clean, and beautifully decorated with real attention to comfort and style. We especially appreciated the classy toiletry touches—and the surprise birthday balloons for my wife were such a kind and personal gesture. It’s clear that a lot of love went into creating this space. Communication was prompt and helpful, which made the whole trip seamless. Highly recommend!
