🏡 Welcome to Your Poconos Retreat! Please Read Our Friendly House Rules 💫 We’re thrilled to host you! To ensure a smooth and safe stay for everyone, here are some important (but easy!) rules: 1. Safety and Responsibility For your safety, please note that all amenities — including the hot tub, fire pit, games, exercise equipment, outdoor areas, and household items — must be used responsibly and at your own risk. By booking, you agree that you and your guests are responsible for your safety (and that of any children or visitors in your group). The owners cannot be held liable for any accidents, injuries, or illnesses that may occur on the property or while using its amenities. 2. HOA Registration Our HOA requires reservation registration. Please provide the full names and ages of all guests at least 3 days before check-in so we can complete the registration. The HOA may charge a $75 late registration fee if guest information is submitted after their deadline. 3. Check-In/Out Times ⏰ Check-in: 4pm | Check-out: 10am Late check-outs without approval will result in additional charges: check-out time is exceeded = $50. Exceeded >1 hour = $250 (and booking will not be extended). 4. Late Check-out and Early Check-in available upon request (with fees) - availability is not guaranteed. If not explicitly confirmed by your host, normal check-in and check-out times will apply. - we charge $50 per additional hour to cover our re-scheduling and rush cleaning costs. - max early check-in = 1pm - max late check-out = 12pm - e.g. late check-out until 12pm = $100 fee 5. Check-Out To-Do List Before you go: 👀 Check for your belongings 🪑 Return furniture to its original spot 🍽️ Start the dishwasher 🗑️ Bring out the trash 🛏️ Don’t strip beds - we've got it! 🧴 Used towels in the shower 💡 Turn off lights, A/C, appliances, thermostats 🔒 Lock doors and exit via front door and lock smart lock 6. Lost & Found Left something behind? We’re happy to help! A $50 retrieval fee + shipping applies. Hosts cannot be held responsible for your belongings - so please take care during check-out. 7. Who’s Staying? The person booking must be part of the guest party. No third-party bookings without approval. 8. No Parties, Please! No parties or events. Maximum occupancy is 6 guests and 3 cars. Unregistered guests or excessive noise may result in cancellation of the stay without refund and will be reported to the platform. 9. Visitors Visitors? Let us know in advance. No overnight stays for non-registered guests and must stay within max occupancy (6). 10. Parking 🅿️ Max 3 cars in the driveway only. Don’t park on the street or on our grass — our Township is strict! 11. 🤫 Quiet Hours: 9pm–7am Please respect our neighbors—violations may lead to a $500 Township fine. We have two Minut noise monitors (living room + rear deck). They do not record conversations, only measure volume. You’ll be notified if sound exceeds thresholds. Enjoy music and have fun, but please keep volumes reasonable, especially during quiet hours 🙏. 12. No Smoking 🚭 Inside = big no. Outside? Sure, but clean up after yourself. $200+ fees apply if ignored. 13. No Fireworks 🎆 Not allowed. Period. For your safety (and our legal sanity). Carries a $500 Township fine. 14. Kids Welcome! 👶 Keep an eye on the little ones, especially with the hot tub, fire pit, and outdoors. 15. Internet & Cell Signal 📶 Solid signal, fast Wi-Fi. Use it legally — misuse may cancel your stay + legal citations. 16. Damages Accidents happen — just let us know ASAP! Guests cover any damages or missing items. 17. Pets 🐾 One dog under 25lbs welcome with pet fee (contact us for any exceptions, before booking, we are very reasonable). No cats, sorry! Unapproved pets = $140 additional cleaning fee + possible cancellation. Potty outside, clean paws when re-entering, no pets on furniture (sofas or beds etc.). Pls ensure your pet is safely crated or penned if leaving them at home for extended periods (we do not supply a crate or pen). 18. Cleaning & Linens 🧺 No daily housekeeping, but we’ve got you covered with fresh linens, towels and bath robes. Please don’t take them off property. 19. Hot Tub Rules 🛁 Hot tub is professionally cleaned & serviced weekly (Tuesdays). Review safety rules in the guestbook before soaking! No glass, no bath bombs, and always replace cover after use. Not following rules can cause cleaning/damage fees up to $500. 20. Fire Pit & BBQ 🔥 Use responsibly, never leave unattended, and check for local fire bans. 21. Egg Chairs 🥚 1 person at a time, 200lb max. No swinging contests, please! 22. No Shoes Inside 👟 Help us keep things clean and cozy by removing shoes indoors. 23. No Eating in Bed or on the Sofas 🍽️ Keep the crumbs in the kitchen — your future self (and our cleaners) will thank you. Please treat our home like your own and enjoy your Poconos escape to the fullest! 💙

You get the whole place to yourselves—no sharing, no awkward encounters, just pure vacation bliss! 🏡✨Stretch out, settle in, and enjoy full access to the entire home (yep, every cozy corner!)—the only off-limits space is the detached garage.
